Geography
PacVentures operates predominantly in the Southwestern United States with projects currently in California, Arizona, Colorado, Texas, Oklahoma, and Utah. It feels that maintaining some geographic diversity helps not only to insulate its portfolios and funds against specific local risks and market fluctuations, but also enables it to consider a wider array of investment opportunities. This allows PacVentures to select only the best investments and helps ensure top level returns to its investors. Still, PacVentures chooses to invest in only a handful of the closer local markets which has allowed it to develop local area knowledge and insights, along with a reliable network of brokers, property managers, and other professionals that can assist with those investments.
Investment Size
Traditionally, PacVentures has focused on acquiring assets where the total project capitalization is less than $20 million. This strategy has allowed it to avoid heavy competition that often occurs for larger, institutional quality properties. Given its historical investment success, the relationships and market knowledge created with owners and brokers has afforded PacVentures exposure to larger institutional off-market opportunities ($20 million+). PacVentures is also able to execute on these transactions through strategic joint ventures with larger equity providers.
Speed & Agility
PacVentures has developed an acquisition and asset management platform that allows it to successfully execute and streamline decisions by its principals. The platform enables PacVentures to be extremely agile and responsive to investment opportunities as well as recognize and act on property management or development decisions. Having a discretionary fund at its disposal enables PacVentures to make rapid internal investment decisions and to close escrow all-cash within days of signing a purchase agreement.
Principal Investment
PacVentures principals believe in alignment of interests and to that end, have substantial allocations of personal capital in both their discretionary investment funds and any acquisitions.
